Housing rental prices in Portugal increased by 4.1% in September, compared to the same month last year, according to data from Idealista released this Thursday.
“According to the Idealista price index, renting a house cost 16.9 euros per square meter (euros/m2) at the end of September, considering the median value,” stated a communication accessed by Notícias ao Minuto.
This “trend of rising prices continues across the entire national territory, though at different speeds between regions, districts, and capitals.”
Lisbon continues to stand out
According to the data released, “Lisbon remains the most expensive city to rent a house, at 22.5 euros/m2. Porto (18.1 euros/m2) and Funchal (15.4 euros/m2) occupy the second and third places, respectively.”
“Following them are Setúbal (13 euros/m2), Coimbra (12.6 euros/m2), Évora (11.8 euros/m2), Aveiro (11.7 euros/m2), Braga (9.9 euros/m2), Viana do Castelo (9.6 euros/m2), Santarém (9.4 euros/m2), and Leiria (9.2 euros/m2),” the note states.
On the opposite side, the most economical cities for renting a home are Bragança (7.1 euros/m2), Castelo Branco (7.3 euros/m2), and Viseu (7.9 euros/m2).
Idealista reveals that the price of houses for rent increased in all analyzed capitals: “The largest annual changes were in Viana do Castelo (23.8%), Bragança (19.8%), Viseu (16.5%), Santarém (12.4%), Leiria (11.9%,) Castelo Branco (11.2%), and Coimbra (11%). Following them are Funchal (8.1%), Setúbal (8%), Braga (6%), Évora (5.1%), Porto (4.2%), Aveiro (3.4%), and Lisbon (1.8%).”
Analysis by regions
Regarding the annual variation, “the Alentejo was the region that registered the highest increase (15.3%), followed by the Center (12%), Algarve (10.1%), Madeira Autonomous Region (8%), North (5.5%), Lisbon Metropolitan Area (3.1%), and finally, the Azores Autonomous Region, which showed the smallest variation (2.3%).”
“As for rental prices, the Lisbon Metropolitan Area remains the most expensive region (20 euros/m2), followed by the Algarve (16.1 euros/m2), the Madeira Autonomous Region (14.9 euros/m2), and the North (14.8 euros/m2). On the opposite end, the Center and the Azores Autonomous Region recorded the lowest values (10.4 euros/m2), followed closely by the Alentejo (11.4 euros/m2),” it is noted.
How is the analysis done?
It is noteworthy that “for the creation of Idealista’s real estate price index, the offer prices (based on built square meters) published by Idealista’s advertisers are analyzed,” and “atypical and overpriced listings are removed from the statistics.”
“We also include the ‘single-family homes’ category and discard all listings in our database that have been without any user interaction for some time. The final result is obtained through the median of all valid listings in each market,” it reads.

Luís Montenegro spoke in the middle of the Council of Ministers meeting, held at his official residence in São Bento, in a statement without questions allowed.
