After all, rents may rise by 2.24% in 2026 (below the estimate of 2.25%)

The value of rents is projected to increase by 2.24% in 2026, slightly below the previously estimated 2.25% at the end of August, following a revision of inflation data released today by the National Statistics Institute (INE).

According to the definitive data from INE, over the last 12 months until August, the average price index variation, excluding housing, stood at 2.24%. This figure serves as the basis for the coefficient used for the annual rent update for the upcoming year, under the New Urban Lease Regime (NRAU).

The rapid estimate from INE, released on August 29, indicated a variation of 2.25%.

The actual value for rent updates will then be published in the Official Gazette by October 30.

Only after publication in the Official Gazette can landlords notify tenants of the rent increase, with the increase only effectively taking place 30 days after this notice.

This year’s rate, to be applied in 2026, marks an acceleration compared to last year (applied to rents in 2025), which was set at 2.16%.
