Attention, owners: Deadline to pay the IMI ends today

The deadline for the payment of the last installment of the Property Tax (IMI) exceeding 100 euros is set for this Tuesday, December 2, as it is the first business day following the official deadline of November 30, announced the Ministry of Finance on Monday.

The IMI bill is automatically divided into two or three payments, depending on whether the amount varies between 100 and 500 euros or exceeds 500 euros, with deadlines respectively in May and November or in May, August, and November.

Although the default deadline for the payment of the last installment of the IMI for taxpayers who pay in two or three installments is November 30, the Ministry of Finance indicated that since this date fell on a Sunday and today is a public holiday, it is still possible to settle the IMI by Tuesday.

The IMI rate is set annually by local authorities within the range of 0.3% to 0.45% for urban properties (a category including land for construction), with the tax calculated by the Tax and Customs Authority (AT) based on the communicated rate and the taxable asset value of the properties.

For rustic properties, the IMI applies a single rate of 0.8%.

The IMI Deadlines

The deadlines for payment depend on the total amount of the tax:

  • By May 31 – if the amount to be paid is equal to or less than 100€ (single installment payment);
  • May 31 and September 30 – if the amount is between 100€ and 500€ (two installments);
  • May 31, August 31, and November 30 – if the amount exceeds 500€ (three installments).

It should also be noted that, “if preferred, the total tax amount can be paid all at once,” and “in the letter sent with the amount to be paid in May, the total payment amount and reference are indicated as well.”

“In 2025, the May installment can be paid until June 30, 2025, by order of the Secretary of State for Fiscal Affairs,” reads the government public services portal.

Late Payment Consequences

Failure to meet the IMI payment deadline may result in interest or fines according to Article 116 of the General Tax Infractions Regime.

It is notable that to make the IMI payment, the data required is found in the letter sent by the Tax and Customs Authority (Finanças). If this letter is lost or unavailable, payment data can be consulted on the Finance Portal.

To pay IMI via the Finance Portal, follow these steps:

  • Access the Finance Portal
  • Authenticate using one of the following options:
    – Taxpayer Identification Number (NIF) and portal access password
    – Digital Mobile Key
    – Citizen Card
  • On the left side menu, click on “All Services.”
  • Scroll through the list on the right until finding “Property Tax.”
  • Select “Consult Payment Notices.”
  • Then, choose the tax year to be paid. The IMI year to be paid typically refers to the previous year. For example, if it’s 2025, you are paying for 2024.
  • The payment notice includes details of the amount to pay, the deadline, and payment references. Payment can be made via:
    – Online banking
    – Multibanco ATM
    – MB WAY application
    – Direct debit
