
Housing prices in Portugal increased by 8% in June compared to the same month in 2024, according to the idealista price index released on Tuesday. Last month, the cost of purchasing a home reached 2,898 euros per square meter, based on the median value.
In terms of quarterly variation, prices rose by 4.4%, as stated in a press release.
“Housing prices in June rose in 15 capitals, led by Setúbal (20%), Santarém (15.3%), Évora (13.9%), and Ponta Delgada (13.6%). They were followed by Faro (10.3%), Viana do Castelo (10.1%), Coimbra (9.5%), Funchal (7.6%), Braga (6.5%), Porto (6%), Portalegre (4.8%), Vila Real (4%), Leiria (4%), Lisbon (2.3%), and Bragança (1.6%),” the statement read.
In Aveiro, prices remained stable during this period (0.5%).
Conversely, prices fell in Castelo Branco (-3.1%) and Viseu (-1.9%).
Which is the most expensive city?
The data reveals that Lisbon remains the most expensive city to buy a house, with prices at 5,769 euros/m2.
“Porto (3,792 euros/m2) and Funchal (3,645 euros/m2) take the second and third spots, respectively,” it further stated.
Next are “Faro (3,285 euros/m2), Setúbal (2,870 euros/m2), Aveiro (2,546 euros/m2), Évora (2,463 euros/m2), Ponta Delgada (2,194 euros/m2), Coimbra (2,058 euros/m2), Braga (2,049 euros/m2), Viana do Castelo (1,986 euros/m2), and Leiria (1,582 euros/m2)“.
And the cheapest?
On the other hand, the most affordable cities are Portalegre (843 euros/m2), Castelo Branco (880 euros/m2), Bragança (990 euros/m2), Vila Real (1,319 euros/m2), Santarém (1,444 euros/m2), and Viseu (1,505 euros/m2).
Where were the highest increases?
“Analyzing by districts and islands, the highest price increases occurred in Porto Santo Island (29.4%), São Miguel Island (23.4%), and Évora (18.5%). Next were Terceira Island (17.9%), Beja (17.8%), Santarém (16%), Portalegre (15.8%), Setúbal (15.6%), Guarda (12.5%), Madeira Island (11%), Aveiro (10.5%), Porto (10.2%), Faro (10%), Vila Real (8%), Viana do Castelo (7.7%), Lisbon (7.6%), Leiria (7.1%), Braga (5.6%), Pico Island (4.8%), Bragança (3.8%), São Jorge Island (3.7%), Coimbra (2.6%), and Viseu (2.1%),” the released data revealed.
In Castelo Branco (0.1%), prices remained stable during this period.
“It should be noted that the ranking of the most expensive districts and islands to buy a house is led by Lisbon (4,407 euros/m2), followed by Faro (3,712 euros/m2), Madeira Island (3,448 euros/m2), Setúbal (2,945 euros/m2), Porto (2,926 euros/m2), Porto Santo Island (2,908 euros/m2), São Miguel Island (2,180 euros/m2), Aveiro (1,889 euros/m2), Braga (1,752 euros/m2), Leiria (1,746 euros/m2), Évora (1,544 euros/m2), Pico Island (1,527 euros/m2), Viana do Castelo (1,488 euros/m2), Coimbra (1,445 euros/m2), Terceira Island (1,443 euros/m2), Santarém (1,359 euros/m2), and São Jorge Island (1,295 euros/m2),” the statement further noted.
On the other hand, the most affordable prices for buying housing are found in Guarda (768 euros/m2), Portalegre (848 euros/m2), Castelo Branco (868 euros/m2), Bragança (914 euros/m2), Vila Real (1,062 euros/m2), Viseu (1,144 euros/m2), and Beja (1,278 euros/m2).
