House prices soared 19% in the 2nd quarter. Where are they highest?

The median price of the 41,608 family housing units transacted in the second quarter was 2,065 euros per square meter, marking a 19% increase compared to the same period in 2024 following an 18.7% rise in the previous quarter, according to INE.

The Housing Price Statistics at the Local Level published today by the National Institute of Statistics (INE) indicate that the number of family housing transactions in Portugal grew by 15.6% compared to the same quarter of the previous year.

The median housing price increased, compared to the same period in 2024, in the 26 NUTS III sub-regions (Intermunicipal Entities, such as Intermunicipal Communities and the Metropolitan Areas of Lisbon and Porto), with Baixo Alentejo showing the largest growth (38.7%).

The sub-regions of Greater Lisbon, Algarve, Setúbal Peninsula, Autonomous Region of Madeira, and Metropolitan Area of Porto presented higher median housing prices, as well as the highest values in both categories of the buyer’s tax domicile (national and foreign territory).

In Greater Lisbon and the Metropolitan Area of Porto, the median price of transactions conducted by buyers with a tax domicile abroad exceeded by 61.9% and 29.0%, respectively, the price of transactions by buyers with a tax domicile in the national territory.

Housing prices rise in 19 of the 24 largest municipalities. Which ones lead?

Housing prices accelerated in 19 of the 24 municipalities with more than 100,000 inhabitants in the second quarter, with Vila Nova de Gaia and Coimbra leading the largest increases, advanced today by INE.

Vila Nova de Gaia and Coimbra emerge leading the largest increases, advanced today by INE.

According to the Housing Price Statistics at the Local Level published today by the National Institute of Statistics (INE), in the second quarter of the year, the municipalities of Lisbon (4,865 euros/m2), Cascais (4,346 euros/m2), Oeiras (4,161 euros/m2), Porto (3,309 euros/m2), Odivelas (3,219 euros/m2), and Almada (3,101 euros/m2) recorded the highest housing prices.

In the second quarter, all municipalities with more than 100,000 inhabitants from Greater Lisbon, Setúbal Peninsula, and Metropolitan Area of Porto, except Santa Maria da Feira and Gondomar, registered median housing prices above the national value, which stood at 2,065 euros per square meter (euros/m2).

Of the 17 municipalities, only six presented annual variation rates below the national average (19.0%): Setúbal (18.5%), Matosinhos (17.2%), Odivelas (16.6%), Lisbon (11.4%), Porto (9.2%), and Cascais (8.8%).

Funchal showed a median price above the national reference (2,928 euros/m2 and 7.2%), although the annual variation rate was lower.

The municipalities of Porto and Lisbon recorded increases of 4.9 percentage points (p.p.) and 4.2 p.p. in the annual variation rates from the first to the second quarter of 2025, respectively.
