Housing bank evaluation rises 17.7% in September

In the month under review, approximately 33,000 bank appraisals were analyzed, marking a 4.2% increase compared to August and a 0.4% decrease year-on-year.

The most significant increase compared to September of the previous year was seen in the Setúbal Peninsula (+25.9%), while the Azores recorded the highest month-on-month increase (+2.9%), with no decrease in either case.

In September, the median bank appraisal value for apartments was 2,307 euros per square meter (euros/m2), a figure 22.6% higher than in the same month of 2024.

The highest values were recorded in Greater Lisbon (3,025 euros/m2) and the Algarve (2,740 euros/m2), while the lowest was in the Center (1,512 euros/m2).

The Setúbal Peninsula showed the most significant year-on-year growth (28.5%), with no recorded decrease.

Month-over-month, apartment appraisal values increased by 1.7% in September, with Alentejo seeing the largest rise (5.0%) and no decrease reported.

The median value of T1 apartments rose by 104 euros to 3,018 euros/m2, while T2 and T3 increased by 46 euros and 14 euros, respectively, to 2,390 euros/m2 and 1,971 euros/m2.

Together, these types accounted for 92.9% of apartment appraisals during the period analyzed.

For houses, the median bank appraisal value was 1,459 euros/m2 in September, up 12.1% from the same month last year.

The highest values were recorded in Greater Lisbon (2,729 euros/m2) and the Algarve (2,486 euros/m2), while the Center and Alentejo had the lowest values (1,081 euros/m2 and 1,139 euros/m2, respectively).

Oeste and Vale do Tejo recorded the highest year-on-year growth (19.5%), with no decreases noted.

Compared to the previous month, house appraisal values rose by 2.0%, with Oeste and Vale do Tejo seeing the highest increase (3.3%) and only one decrease noted in Alentejo (-0.1%).

The median value of T2 houses increased by 48 euros to 1,443 euros/m2, T3 houses rose by 24 euros to 1,425 euros/m2, and T4 houses grew by 26 euros to 1,555 euros/m2.

Together, these types accounted for 88.8% of house appraisals during the period analyzed.

According to the NUTS III bank appraisal value index for September, Greater Lisbon, the Algarve, the Setúbal Peninsula, Madeira, and Alentejo Litoral had appraisal values exceeding the country’s median by 50.1%, 34.1%, 20.4%, 15.8%, and 8.6%, respectively.

Conversely, Alto Alentejo, Beiras and Serra da Estrela, and Beira Baixa presented lower values compared to the country’s median (-53.2%, -51.0%, and -50.8%, respectively).
