Housing bank valuation rises 18% in August to 1,965 euros/m2

The entity highlighted that approximately 31,700 bank assessments were considered for the analysis, marking a decrease of 6.4% from July and 0.3% compared to August 2024.

The most significant year-over-year increase was observed in the Setúbal Peninsula (+24.7%), while the Oeste and Vale do Tejo region experienced the largest monthly increase (+3%), with no declines reported in both instances.

According to the Housing Bank Assessment Survey published by INE, in August, the median bank assessment value for apartments was 2,269 euros/m2, an increase of 22.6% from the same month the previous year.

The highest values were noted in Greater Lisbon (2,991 euros/m2) and the Algarve (2,681 euros/m2), with the lowest value in the Center region (1,472 euros/m2).

The most substantial increase was in T1 (one-bedroom) apartments, with the median value rising by 48 euros to 2,914 euros/m2, while T2 and T3 apartments increased by 27 and 15 euros, respectively, to 2,344 and 1,957 euros/m2.

For houses, the median bank assessment value was 1,430 euros/m2 in August, an increase of 10.3% compared to the same month last year.

The highest values were observed in Greater Lisbon (2,705 euros/m2) and the Algarve (2,479 euros/m2), with the Center and Alentejo recording the lowest values (1,063 euros/m2 and 1,140 euros/m2, respectively).

According to the index of the median bank assessment value, Greater Lisbon, the Algarve, the Setúbal Peninsula, the Autonomous Region of Madeira, and the Alentejo Litoral presented assessment values above the national median by 50.5%, 33.7%, 19.6%, 16.3%, and 5.2%, respectively.

Conversely, Beiras and Serra da Estrela, Alto Tâmega and Barroso, and Alto Alentejo were the regions with values below the national median (-52.5%, -50.4%, and -50.4%, respectively).
