Lease? For every house advertised, there are 17 interested families.

The demand for rental property listings remains high with 17 families interested in each home advertised, according to idealista data.

“Despite a 3.5% increase in rent prices in Portugal in the second quarter of 2025, home rental ads on idealista received an average of 17 contacts during the same period before being removed,” stated a press release sent to Notícias ao Minuto.

However, compared to the second quarter of 2024, the number of contacts per ad decreased by 45%, from an average of 32 contacts, according to the platform.

“Demand for rental listings remains high”

Quoted in the same release, Ruben Marques, spokesperson for idealista, noted that “despite a slight decrease in the number of contacts since the beginning of the year, demand for rental listings remains high.”

“This slowdown does not necessarily reflect a drop in interest from families but rather an increase in the availability of rental properties. Nonetheless, the prices remain high and inaccessible for a large part of the Portuguese population,” he added.

Where is the highest demand?

Data revealed that the Portuguese city where ads received the most contacts in the second quarter of the year was Portalegre, with an average of 53 contacts, followed by Faro (33), Évora (32), Ponta Delgada (30), Santarém (27), Leiria (27), Setúbal (27), Funchal (25), Guarda (25), Castelo Branco (24), Vila Real (21), Beja (20) and Bragança (20).

Conversely, cities with “an average of fewer than 20 contacts per ad” included Viseu (18), Aveiro (15), Braga (14), Lisbon (14) and Viana do Castelo (13), while “the cities that received the fewest contacts” on average were Porto (8) and Coimbra (7).

Idealista also noted that the “average number of contacts per ad in the second quarter of 2025 decreased in 18 district capitals compared to the same period last year,” with the “largest decreases” recorded in Coimbra (-73%), Porto (-62%), Viseu (-56%), Bragança (-51%), and Lisbon (-49%).

Following were Vila Real (-43%), Setúbal (-42%), Aveiro (-41%), Braga (-41%), Santarém (-40%), Viana do Castelo (-33%), Leiria (-31%), Ponta Delgada (-21%), Castelo Branco (-19%), Évora (-19%), Beja (-16%), Portalegre (-8%) and Faro (-4%), as stated in the release.

On the other hand, it is notable that “Guarda recorded a 40% increase in the number of contacts per ad, being the district capital with the highest rise.”

“Followed by Funchal where contacts increased by 7% in the same period,” it concluded.

The real estate platform explained that this data was “collected and analyzed by idealista/data, the idealista proptech that provides information for professionals to facilitate strategic decision-making in Portugal, Spain, and Italy.”

“Idealista/data uses all parameters from the idealista database in each country, as well as other public and private data sources to offer valuation, investment, recruitment, and market analysis services,” it stated.
