Median housing income grows 10.5% to 7.97 euro/m2 in 2024

According to the 2024 Construction and Housing Statistics, there was a 4.3% increase in the number of new rental contracts signed, compared to the previous year.

The rental values were higher than the national average in the sub-regions of Greater Lisbon (€13.06/m2), Setúbal Peninsula (€9.99/m2), Autonomous Region of Madeira (€9.60/m2), Algarve (€9.41/m2), and Porto Metropolitan Area (€8.85/m2).

Greater Lisbon accounted for about a quarter of the new rental contracts (24,121).

Almost half (42.3%) of the country’s new contracts were concentrated in Greater Lisbon and Porto Metropolitan Area, while the Setúbal Peninsula and Algarve accounted for 7.1% and 5.8% of the new contracts, respectively.

The lowest number of new rental contracts was in Baixo Alentejo (553).

Among the 308 municipalities in the country, 42 reported rents above the national average in 2024, with Lisbon recording the highest value (€15.93/m2), notably followed by Cascais (€15.31/m2), Oeiras (€13.80/m2), and Porto (€12.58/m2).
