
The implicit interest rate on housing loan contracts decreased to 3.663% in April, marking a drop of 7.2 basis points from March’s rate of 3.735%, as reported by INE on Monday.
For contracts signed in the past three months, the interest rate increased from 3.048% in March to 3.060% in April.
The average installment settled at 396 euros, indicating a reduction of 2 euros from the previous month and an 8-euro decrease compared to April 2024.
Last month, the interest component represented 54% of the average installment.
For contracts signed over the last three months, the average installment value rose by 17 euros to 621 euros, corresponding to a 1.6% year-on-year increase. The average outstanding capital for all housing loans increased by 348 euros, reaching 70,413 euros.
