These are the most valued extras for those looking to purchase a luxury home

Jardens and swimming pools are the primary features attracting buyers of luxury homes in Portugal, as analyzed by idealista, according to a statement on Monday.

“Generally, residential properties with these amenities are more expensive and have costlier maintenance. However, those seeking luxury homes for sale in Portugal seem undeterred by these additional expenses, showing a clear preference for buying homes with a pool and garden,” notes idealista.

The released note indicates that the demand for luxury homes with gardens and pools is 15% higher than for properties without these amenities.

“The same trend is observed across most districts and islands with representative samples (areas with more than 50 properties for sale of this type priced over 1 million euros). For instance, in Faro, interest in homes with pools and gardens is 79% higher compared to properties without these outdoor spaces. This preference for exclusive homes with pools and gardens is also seen in Setúbal (+64%), Madeira Island (+27%), Porto (+8%), and Lisbon (+4%),” it states.

Where is the demand highest?

The highest demand for luxury homes with these features is in Lisbon, Leiria, and Setúbal, according to the real estate platform’s information.

Conversely, “Aveiro district and Madeira Island show the least demand pressure for this type of luxury properties.”

“Notably, there has been a cooling in the interest for luxury homes over the past year, both in those with green and refreshing spaces (-28%) and in homes without these ‘amenities’ (-45%). This trend was felt in most regions, including Lisbon and Porto, being more pronounced in the premium segment without gardens and pools. This indicates that the demand is more dispersed across existing luxury houses on the market, as there has been an increase in supply in both cases,” it reads.

Where are more luxury homes with pools available?

According to idealista, “families and investors seeking luxury homes for sale with pools and gardens will find a vast selection almost everywhere across the country and islands. A total of 7,760 such homes were counted in the Portuguese market in the last quarter ending in May, 12% more than the same period last year.”

However, “it’s in Faro and Lisbon where there is the most choice of exclusive homes with these amenities: the supply exceeds 3,000 properties in the Algarve district (after an annual growth of 17%) and the stock hovers around 2,300 assets in the Portuguese capital (+3% compared to the previous year).”

On the opposite side, “Santarém is the territory with the least supply (only 51 properties), despite an increase of 55%.”
