What support is there in your municipality for buying a house? This simulator answers.

A DECO PROTeste announced on Tuesday the launch of a new simulator that allows consultation of programs and incentives for home purchase and rental available in Portuguese municipalities. This initiative strengthens its ‘Quero Casa’ platform. 

“This tool complements the existing set of supports, offering a complete and personalized view for young people up to 35 years old,” stated a press release. 

The new simulator, available here, “enables users to search by municipality and discover what types of support local authorities provide for their age group, whether for purchase or rental.”

“Among the incentives may be direct subsidies for rent payment, reductions in licensing fees for construction, among others, with the respective access requirements,” explained DECO PROTeste.

According to the organization, “this launch occurs in a context where the ‘Quero Casa’ platform already established itself as an essential resource, integrating the State support simulator (for eligibility to Porta 65 Jovem, IMT exemption, and Stamp Duty, and public guarantee on home loans) and the effort rate calculator, which helps young people determine the loan amount they can apply for without compromising their financial stability.”

“The addition of the municipal support simulator to the ‘Quero Casa’ platform is a crucial step in empowering young people on their housing journey,” stated Soraia Leite, Director of Corporate Affairs & Public Relations at DECO PROTeste, adding: “In a real estate market with so many challenges, it is essential that they have easy and centralized access to all the information and tools that allow them to make informed decisions and fully capitalize on the available supports, both centrally and locally.”

The Government approved a 350 million euro increase in the public guarantee for home purchases by young people up to 35 years old, raising the allocatable amount to 1.550 billion euros, according to an order.

The same report notes that the “Quero Casa” platform continues to provide a detailed step-by-step guide on the buying and rental process, from finding the property to signing the contract, including information on the necessary documents at each stage.

DECO PROTeste highlights that the “public guarantee allowing for 100% bank financing for the purchase of the first home up to 450,000 euros (with annual taxable income below 83,696 euros) remains a fundamental pillar, having represented 13% of the total mortgage credit in the first quarter of 2025.”

“The platform also provides information on IMT, Stamp Duty, and fees exemptions for properties up to 324,058 euros on the mainland and 405,073 euros in the autonomous regions,” the release adds.
