Comparing the first quarter of 2022 to the first quarter of 2023, the housing’stock’ available for sale in Portugal decreased by seven percent.

According to data released by Idealist on Wednesday, the supply of homes for sale in Portugal decreased by 7% between the first quarter of 2022 and the first quarter of 2023.

“According to a study by Idealista, the leading real estate marketplace in southern Europe, the’stock’ of Portuguese housing stock available for sale in the first quarter of 2023 decreased by 7% compared to the same period in 2022,” Idealista disclosed in a statement.

According to the data, the supply of housing for sale in Portugal decreased in 12 district capitals over the past year: “Guarda (-39%), Porto (-32%), Beja (-24%), Lisbon (-24%), and Vila Real (-24%) are the district capitals where the’stock’ of houses for sale decreased the most, followed by Porto (-32%), Beja (-24%), and Lisbon (-24%). This was followed by Funchal (-16%), Faro (-16%), Viana do Castelo (-8%), Viseu (-7%), Santarém (-6%) and Portalegre (-3%). The supply of houses for sale in Ponta Delgada remained stable,” one can read.

In contrast, Évora was the city where the supply increased the most (60%), followed by Braga (30%), Braganca (23%), Leiria (22%), Castelo Branco (3%), Coimbra (3%) and Setbal (2%), the only cities where the’stock’ increased.

Faro (-20%), Lisbon (-11%), Madeira Island (-11%), and Beja (-10%) are the districts/islands with the largest decreases in supply over the past year, respectively. This is followed by Coimbra (-10%), Porto (-8%), Viana do Castelo (-8%), Portalegre (-6%), Vila Real (-5%), Viseu (-5%), So Miguel (-5%), Aveiro (-4%), Santarém (-3%) and Guarda (-1%).

The’stock’ of houses for sale in the district of Braganca increased by 17% over the past year, followed by Braga (13%), Setbal (6%), Évora (5%), Castelo Branco (3%) and Leiria (2%).
